Scottish Borders, Melrose
Perfectly located near the ancient ruins of Melrose Abbey (perhaps the name gives it away!) and the River Tweed, Abbeyside is a charming, mid-terrace property built in a quiet cul-de-sac, with a generous amount of space.
This modern three-bedroom property is ideal for families, and can comfortably accommodate up to five people, with one double bedroom, one double bedroom with en-suite, and a single bedroom. There’s also a garage with plenty of storage for bikes and equipment!
NOTE: Abbeyside is conveniently located just two doors’ down from Abbey Mill, which can be handy for extra large groups or family gatherings! Both properties are almost identical in size, and can be rented at the same time (if available!).
Let’s take a closer look at this modern, spacious property:
The first thing you’ll notice as you approach Abbeyside are the open fields, with horses to the front – despite being only a short stroll of Melrose itself. There’s also free parking (with space for one car) directly outside the property – and additional parking close by.
As you enter the front door, you’ll find yourself in a small entrance hall, with a convenient ground floor WC on your left.
If you go straight ahead, you’ll reach a spacious living room, complete with comfy sofas, and a few personal touches to make you feel at home. It’s ideal for relaxing after a day’s adventures – you can even kick back and watch the TV.
In front of you, a door takes you through a homely dining area where you’ll find a dining table with room for six place settings, and lots of personal touches, including a decorative cabinet, and art on the walls.
From here, patio doors will take you out into the private back garden, which features decking and a seating area, looking out over green playing fields. It makes the perfect, peaceful spot to appreciate views of the Gattonside Bridge. Going back through to the dining area, on your right you’ll find a modern, fully-equipped kitchen, complete with everything you’ll need for your stay.
Heading back to the living area, you can reach the bedrooms by heading up the stairs – you may want to admire the artwork on your way up!
Once you reach the top, you’ll spot a contemporary-style family bathroom, which includes a bath, overhead shower and drawers and storage.
Next you’ll come to the double bedroom, which has a lovely, light and airy feel, with walls painted a crisp white. There’s a handy wardrobe and drawers, and this room faces out onto the garden and the open playing fields beyond. The generous master bedroom is decorated in cooler tones of white and blue, and also contains a modern en-suite. With views out towards the front of the property, you’ll be able to spy the historical Melrose Abbey and the Eildon Hills beyond. This room also contains generous drawers and a walk-in cupboard.
Finally, a single bedroom with generously-sized window gives a crisp and bright feel, with a lovely warm rug, bedside drawers, a wardrobe, lamp. It’s also home to Rory the teddy bear, making a comfortable setting for a child or single adult.
NOTE: Outside and immediately opposite the property, you’ll also find a garage to store bicycles, fishing or golfing equipment.
Shops and restaurants are only a few minutes’ walk away, but if you prefer to go by bike, the safe lock-up garage provides the perfect storage. If you’re feeling a bit more adventurous, the famous St. Cuthbert’s Way starts practically on Abbeyside’s doorstep, and you’ll also find the Southern Upland Way passes its door!
There are plenty of places of historical interest to visit, the most obvious one being the partially ruined gothic monastery that is St. Mary’s Abbey! There’s also the home of Sir Walter Scott, a real Roman fort, and Harmony House and Garden to take in – not to mention some great walk!
Being so close to the River Tweed, it makes sense that Melrose is the ideal base for fishing season, with a fantastic selection of game and course fishing in the area.
