Perfectly located near the ancient ruins of Melrose Abbey (perhaps the name gives it away!) and the River Tweed, Abbey Mill is a charming end-terrace property built in a quiet cul-de-sac, with plenty of open space.

This modern three-bedroom property is ideal for families, and can comfortably accommodate up to five people, with one double bedroom, one double bedroom with en-suite, and a single bedroom.

NOTE: Abbey Mill is conveniently located just two doors’ down from Abbeyside, which can be handy for extra large groups or family gatherings! Both properties are almost identical in size, and can be rented at the same time (if available!).

The walk-through

Let’s take a closer look at this modern, spacious property:

The first thing you’ll notice as you approach Abbey Mill is that there is free parking – with space for two cars – located at the front of the property.

As you enter the front door, you’ll come to a little entrance hall, with a convenient small WC on your left.

If you go straight ahead, you’ll reach the spacious living room, complete with wooden floors, comfortable sofas and a few colourful pieces of artwork to catch your eye. It’s the perfect place for relaxing and planning your day – or why not sit back and unwind with some TV?

A door in front of you leads into a light and airy dining area, featuring a large wooden table and six chairs, along with various pieces of botanical art on the walls.

From here, patio doors will take you out into the private back garden, with patio and seating area, looking out over green playing fields. This is a lovely, peaceful spot to sit and take in the views of the Gattonside Bridge.

Back through to the dining area, you’ll spot the homely open kitchen on your right, which is fully-equipped with everything you’ll need for your stay.

To reach the bedrooms, head back to the living area and up the wooden staircase, where you’ll see more charming artwork, including Scottish thistles!

At the top of the stairs on your left, you’ll see a contemporary-style family bathroom, with bath, overhead shower, bathroom cabinet and storage.

Next you’ll come to the double bedroom, with charming ‘highland coo’ and stag decor, which faces out onto the garden and the open playing fields beyond. Here you’ll also find a handy desk/dressing table and drawers.

The generous master bedroom, containing a modern en-suite, faces out towards the front of the property, with views of the historical Melrose Abbey and the Eildon Hills beyond. Painted white, this room has a crisp, clean feel, with drawers, walk-in cupboard, and a bedside table and lamp.

Finally, a single bedroom with generous-sized window features a quirky ‘Alice in Wonderland’ style pillow, bedside drawers, cupboard and lamp, making it perfect for a child or single adult.

NOTE: Outside and immediately opposite the property, you’ll also find a garage to store bicycles, fishing or golfing equipment.

Things to do in the area

Shops and restaurants are only a few minutes’ walk away, but if you prefer to go by bike, the safe lock-up garage provides the perfect storage. If you’re feeling a bit more adventurous, the famous St. Cuthbert’s Way starts practically on Abbey Mill’s doorstep, and you’ll also find the Southern Upland Way passes its door!

There are plenty of places of historical interest to visit, the most obvious one being the partially ruined gothic monastery that is St. Mary’s Abbey! There’s also the home of Sir Walter Scott, a real Roman fort, and Harmony House and Garden to take in – not to mention some great walks!

And if you’re feeling in the mood for a day trip, you can easily hop on the train to Edinburgh and explore what Scotland’s capital has to offer.
